  • Technical Attachments – describes your office’s installations for adjusting temperature, sound and light.
  • Border Drawing List – detailed descriptions regarding who of the signging parties that will take the costs that accumulates for various adjustments in prior to the tenant’s handover date and also for maintenance during the term of the lease.
  • Message Timetable – describes at what specific points in time you as tenant should leave notice concerning a wide spectra of details; e.g. wall colors, surface layers, specific location of electricity & network outlets, doors, locks entry system etc.

Project management

Through our experience and structured working methods, we deliver assertive achievements when fulfilling your management’s goals and visions regarding an office project – regardless whether it would be adjustments to your existing premises or whether it would be a relocation to new ones.  Commitment, a clear organization with decision-making participants, a structured process, time, a correct budget – are key elements to a successful project. Dagny’s project managers manages and structures projects, runs and coordinates other project participants whether they are internal or external project members. We deliver together.

  • Targets and visions
  • Organizational Plan – displaying the specific participants in the project management group/reference group, project manager, internal and external resources, in addition to a detailed outline of responsibility areas within sub-projects, IT, Audio Visual Technic, network infrastructure, interior design, information/ communication etc.
  • Proposal and procurement of Interior Architect, Change Manager, Project Manager, Electric Consultant, AV Consultant – all based upon your project-specific needs. Typically our clients’ needs and requirements are met more than well enough through the assignement of a good interior designer

Finance/Time Plan

Together with the client, Dagny creates a Programme and project budget – which then subsequently controls and regulates the entire project. The tenant’s timetable is entirely governed by the property owner’s timetable and the tenancy agreement’s decision/response programme – which consequently affects all activities/time frames in the project

  • Rough timetable and budget (basis for decision)
  • Detailed budget and timetable – both regularly updated during the project
  • Economic forecasts / liquidity planning throughout the project
  • Continuous follow-ups and approval of invoices plus appraisals against budget etc.
  • Project accounting and handling of any changes and supplementary orders etc.

Program Action For the Tenant’s Own Installations

In an early stage of the project Dagny’s project manager presents a document concerning the technical specification of requirements that acts as a guiding document for the property owner’s installation contractors (e.g. architects, electrics- and ventilation engineers). The document in effect explains the client’s needs and thus simplifying the client’s own installations such as; security, alarms, locks, Audio Visual technics, fixed fittings, networks, server rooms etc. – This smoothens the installation process and effectively reduces the overall cost for the client’s own installations.

  • Technical specification of requirements including appendices, e.g. such as blueprints, Product specification etc.
  • Delivery and follow-up in accordance with the Decision-/response programme
  • Final decisions/decisions messages regarding the design/installations in the premises.
  • Implementation of the customer’s changed requirements during the project
  • Continuous guidance and advisory throughout the project – thus ensuring that the customer’s costs are minimised.

Procurement

Dagny delivers a professional purchasing organisation that is optimised for the specific project. We ensure that the right skills and profiles are included in the project and that all of those are specialized in the type of procurement that is needed for the specific project. Dagny ensures independent and professional procurement that warrants reliability and that our customers are making favorable deals.

  • Assistance in drafting scope of work description in prior to initiation of procurement of architect, work place change management, M&E consultant etcetera. Our services also includes negotiation and evaluation of proposals/offers.
  • Design – in-house and in cooperation with partnership consultants – of inquiry documents (in the format of blueprints and kravspecifikation) for each procurement/sub-project
  • Distribution of request for proposal forms and associated attachments to potential suppliers
  • Evaluation and analysis of incoming tenders;  summarized in an easy- to-comprehend manner for your selections followed by Dagny’s negotiation- and price lowering actions
  • At the final stage of the procurement process you receive our written recommendations
  • Order documentation designed in the appropriate contract form and industry standard – all set for our client to sign
  • Monitoring of suppliers’ delivery; follow up and inspection in connection to actual delivery, communication and handling of complaints.

Security / Locking System / Entry

Dagny’s project manager develops a security solution that is in line with the customer’s insurance requirements or in parity with the customer’s internal security policy and the design/requirements of the specific premises.

  • Request for proposal, bid evaluation,  Bid summary, Bid recommendation, best deal to client, agreement and order documentation
  • Coordination of installation process, inspection during set off into operation, connection of alarm installation with selected security company, instructions on tagging routines for client’s staff, handling /distribution of keys/passage cards, etc.

Network and Server Room

With input from our client or solely based on our previous experience – we develop the specifications of requirements that describes the requirements on server room, Patch room for network and switches.

  • Clear specification or requirement list for the property owner concerning electricity, cooling, fire protection requirements
  • Requirement list as part of the Request for Proposal for server room contractors
  • Power and Network Outlet Drawing showing the outlet locations for network sockets and WiFi etc.
  • Request for Proposal, inquiry and order documents
  • Inspection followed by handover to client

AV Technology (Audio Visual Equipment)

Together with the client, Dagny specifies the requirements regarding Audio Visual technic and creates the necessary detailed design- and procurement documentation.

Specifications on client’s needs concerning AV-teknik, control systems and integration with the property’s systems etc.

Interior Design / Furnishing

Dagny prefer set-ups where our client assigns an interior designer or architect to manage the interior design project. Dagny can recommend numerous of architectural firms and assist our client with Scope of Work Description, request, selection and contracts. Dagny’s project manager works with the contractors/architect and develops frameworks and guidelines for the interior design project. In the cases when our client decides to manage the interior design project on it’s own – we recommend a handful of different interior suppliers who can add crucial support to the process.

  • Scope of Work Description, extent, timetable and budget
  • Coordination of/with other sub-projects and with the property owner – thus ensuring implementation of the client’s alterations and addition
  • Procurement of furnishings based on the architect’s documentation, evaluation of tenders, recommendations and order documentation.
  • Monitoring of the delivery process, inspection of deliveries, handling of complaints and potential supplementary orders

Move & Settlement

Dagny assists the client by fully coordinating the physical transfer process in prior as well as during the actual transfer process – thus ensuring that the transfer to the new premises affects the customer’s core business as frictionless as possible.

  • Timely delivery of move instruction to all involved parties

  • Moving instruction describing how, when and what to pack
  • Procurement of move company, evaluation of tenders and recommendation of optimal candidate
  • Making sure that the client properly restores it’s existing premises, including budget and meetings with the property owner concerning such restoration.
